IT’S THE PROPERTIES WE DON’T BUY THAT ‘MAKE MONEY’ FOR OUR INVESTORS

Patience is paramount. We do not buy a property unless it has met our strict acquisition criteria.

Each year, approximately 1,000 commercial or industrial investment opportunities around Australia are put before Quintessential Equity. Through our initial evaluation, these prospects are narrowed down to around 200 properties.

We then undertake extensive research and assessment based on our market knowledge and strict purchasing criteria. Each year, we typically submit offers for only 10 to 15 properties, with conditions to preserve value and to protect our investors’ interests.

When an offer is accepted, we subject the property to our extensive due diligence program. We will not proceed with an acquisition if any issues identified during the due diligence process cannot be resolved. The protection of investor’s capital is paramount.

The end result is we typically acquire very few properties a year.

The property will:
  • Have a clearly identified risk profile and risk-mitigation strategy
  • Be able to deliver stable, long-term rental income and strong investor returns after conservative, risk-mitigated assumptions
  • Be acquired at or below replacement cost
  • Have high standards of engineering and structural quality
  • Be in a prime or strategic location for its sector
  • Be able to secure government or quality corporate tenants
  • Be able to economically achieve a minimum 4.5 Star NABERS base building energy rating (commercial office buildings)
