Welcome to the inaugural edition of our Quintessential Newsletter.

It is now just two years since we commenced Quintessential Equities Pty Ltd and we are very proud of what we have achieved and also very excited by the road ahead. More than anything, we have embodied an ethos and an approach to the way we do business that we believe will underpin all that we are able to accomplish and to deliver, both for our investor-partners and our tenant-clients.

Intrinsic to our success are the strong, trusting, solid relationships that we enjoy; with our investor-partners who provide us with our capital; our tenants who make our investments viable; the consultants vital to our due diligence process; the major banks who provide us with our senior debt finance; our solicitors who look after our legal matters; and our accountants and auditors, real estate agents, referrers and contractors. It is these relationships that we are committed to always nourish and build upon.

We believe that by way of our newsletter, we can enhance the way we communicate both with our investor-partners and the wider community.

In our first edition, we thought we might give you a snapshot of how we select an investment as being suitable to offer to our investors and the criteria on which we base these selections.

 

How we select a property

PROPERTY MARKET RESEARCH

The integral and key element of our investment selection process is centred around research and expertise.

Quintessential is constantly researching property market conditions nationally to identify opportunities for property investment.

Quintessential focuses on commercial office properties in CBD locations as well as industrial properties in established high performing locations in which we use our experience and expertise to identify value-add opportunities and deliver the required outcomes. These properties are not the typical passive assets that are readily available.

Quintessential is regularly approached with off-market assets for consideration as a result of its strong relationships in the property industry.

In determining the attractiveness, viability and feasibility of any potential investment, Quintessential seeks ‘value-add’ opportunities in markets that have strong population growth and that demonstrate stable, if not declining, vacancy rates.

To this end, our solid industry knowledge and comprehensive research has proven to be a very successful foundation for positive decisions and outcomes.

Augmenting our industry knowledge, Quintessential maintains an established array of key, long-term, influential industry relationships – agents, valuers, property consultants, tenants and financiers – both current and potential. These long-term relationships are maintained and respected for the value of information derived and the opportunities they provide in acquiring, maintaining and disposing of investments.

Our constant interaction with property professionals allows us to draw on a constant flow of information, up to the minute data and opportunities for analysis.

In reviewing the numerous potential opportunities that are presented before us, Quintessential employs a rigorous selection process to determine whether a property meets our criteria – identifying and assessing the strategic risks of the property, how we can mitigate those risks and securing the long-term cash flow and capital growth of the property.

 

OUR SELECTION CRITERIA IN A NUTSHELL

Quintessential adopts a no compromise approach for any property purchase:

  1. The property must be purchased at substantially less than replacement cost.
  2. The property must have substantial opportunity to value-add.
  3. The property must be suitably located for its sector with excellent access to public transport and infrastructure appropriate for its sector.
  4. The property must have the ability to attract and retain public, private and government tenants.
  5. In the case of a commercial office building, the engineering and structural quality of the building has to be of a very high standard. It must be able to achieve 4.5 Star NABERS.
  6. Quintessential must be able to clearly identify and understand the risk profiles and know that we can control and manage these risks.
From this defined approach and our industry expertise and instincts, positive decisions can be made and desired outcomes achieved.
