QE is delighted to announce that our latest investment offering in Frankston-Dandenong Road has just been settled.

This fully let industrial property is located at 269-271 Frankston-Dandenong Road, Dandenong South, Victoria. The Property was purchased for $4,550,000 with a net passing income of $475,000 per annum, representing a 10.44% purchase yield.

The Property has a new 10 year lease with annual increases of 4% p.a. or CPI, whichever is greater. Rental guarantees for 12 months are also in place, with the tenant responsible for ALL outgoings including repairs, maintenance and replacements of a capital structure.

By negotiating the lease terms, QE was able to add value to this opportunity during the acquisition process, which has resulted in a property showing strong yield with capital preservation and no regeneration required.

This property has minimal CAPEX or leasing risk, in keeping with the interest expressed by some of our investors in this type of investment, given the unstable nature of the equities market and the world economy.
