The opportunity was supported by strong land value, functional logistics accommodation, favourable supply dynamics, and clear leasing and capital enhancement upside.

Green Square North Tower was acquired in September 2025 within Brisbane’s tightly held Urban Renewal Precinct. During due diligence, Quintessential identified both leasing risk and leasing upside within the tenancy profile, creating an opportunity to improve income durability, reduce downtime risk, and capture rental reversion early.

Key leasing outcomes

  • 7-year lease extension secured with the Crime and Corruption Commission, covering 33.1% of NLA
  • Potential vacancy from Stantec proactively addressed before expiry
  • $4.235m surrender payment negotiated
  • New 6-year lease executed with Dyno Nobel
  • $840/sqm gross face rent achieved, a record for existing office space in Fortitude Valley
  • Nearly 49% of the building’s NLA re-leased or extended within weeks of settlement
